What changes the price
Every job is priced before work starts. These make one pressure washing job bigger or smaller than another.
Square footage
A two-car driveway is very different from a long country drive or a big pool deck.
How dirty it is
Heavy mildew under trees takes longer and needs a pre-treatment.
Surface
Pavers, painted surfaces and screen enclosures need lower pressure and more care than plain concrete.
Bundling
Doing the driveway, walks and lanai on the same visit is more efficient than separate trips.
Materials, and why
A surface cleaner attachment gives driveways and sidewalks an even clean without the zebra stripes you get from a wand. Mildew gets a cleaner that kills it at the root, so it does not come back gray in a month.
Plants get wet down before and after. Siding and painted block get a gentle wash, not a blast, so paint and caulk stay where they belong.
